- Remember to always register EZdigs as your buyer’s agent when visiting a builder’s model home. Not doing so can limit or even eliminate your closing cost credit from EZdigs. This is due to builder’s registration policies. If you are working with a buyer’s agent – they want to know about it up front (and you should always work with a buyers agent from a legal perspective).
- Now (end of the year) is the absolute best time to buy from a builder. There is always an end of the year scramble to hit sales goals. This year with the slow market the need to hit goals is compounded. The deals available are unheard of in recent years. Get out there and negotiate w/your builder – chances are you will be pleasantly surprised.
- If your builder is a publicly traded builder then another great time to buy is the end of their fiscal year. These builders need to hit their goals at this time of year as well. Check out the financial websites to obtain this info.
- Despite builder’s insistence, you don’t have to use the builder’s in-house lender. Builder’s will often provide incentives for using “their” lender for one or two reasons. One is to control the closing schedule and minimize delays while the other is often because the builder owns the mortgage company. In any case buyer’s should always shop around. Our experience is that a seasoned mortgage broker can almost always beat the rates and fees charged by the builder’s preferred lender.
- When buying a home in a large plat or a planned community – if at all possible, buy early in the construction process. Seasoned builders will sell their homes in phases. The initial phases will be priced aggressively to attract buyers and establish values. Then as the builder releases future phases prices are typically increased. So the earlier you purchase, the better the price.
